I haven't look at adding humic/furmic acid products. It is lignite which the German's call coal or 'brown coal' and use it to power their country. I'm honestly looking at the microbiology really hard because spraying bacteria in that can breakdown the phosphorous and potassium into usable forms for the plants, and some add nitrogen, among other things, starts sounding really appealing. Plus it is cheap if you do something like this:

However there are higher expenses with rental property so more bills to pay, and knowing what effect this has in the overall plant nutrient uptake so you can lower the fertilizer inputs is the trickiest part especially for the first year impact.
